Booking prior to arrival through our website is essential as we do not operate a reception.

Payment Policy

Reservations are accepted and guaranteed by full payment for each reservation. The total reservation amount is charged to the nominated credit card at the time of making the reservation through the online reservation website.

Default room rates shown are base rates for two guests. For some rooms additional guests may be included in the booking up to the maximum guest number. Additional charges apply to each additional guest. It is the responsibility of the lead guest to accurately book and pay for the correct number of occupying guests. We may charge the lead guest for additional guests that have not otherwise been booked.

Cancellation Policy

Cancellations or modifications to bookings (extensions, reductions, changes in the number of guests, room type changes) can be processed by direct contact with Littel Otaki via the contact form on the website, email ( or phone 0800 54 88 35. Modifications of bookings (e.g. extensions) cannot be guaranteed and are subject to availability.

If an additional payment for booking modification is required but it is unable to be processed, we reserve the right to refuse booking modification.

Cancellations made up to 48 hours before the booked date will receive a full refund minus any administration or cancellation charges (48 hours is from 14:00hrs on day of arrival). Cancellations made 24 hours before the booked date will incur a charge equal to one night's accommodation. Cancellations made on the day of arrival for bookings longer than one night in duration will incur a charge equal to two night's accommodation - the remainder of the booking being refunded according to our refund policy. Cancellations for group bookings made up to 14 days before the booked date will receive a full refund minus any administration or cancellation charges.

A 3% administration charge may be applied to cancelled bookings.

Refunds will be credited to the credit card provided with the original reservation and processed within 24 hours of receiving notification from the guest. In some instances refunds may take up to 3 days to be received depending on the banks involved.

Receipt of the cancellation/modification of booking will be confirmed by an e-mail sent to the e-mail address specified in the original reservation once processed by Littel Otaki.

Check-in & check-out

Check-in is available from 14:00hrs on the day of arrival. Check-out time is 10:00hrs on the day of departure. Early check-in and/or late check-out is by arrangement only.

Quiet enjoyment

Guests are entitled to quiet enjoyment of the premises. Guests shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other guest or nearby resident. If a guest(s) continually causes disruption the property may consider a full termination of the accommodation requiring the guest(s) to vacate the premises. Call out fees may be charged.
If you experience any noise disturbance during your stay, please call our Security on 0800 54 88 35. All security call out costs are on-charged to the party responsible for the disturbance, at $100.00 per call out.


Pets and animals are not permitted – except for service animals. Please contact us if you will be bringing a service animal with you during your stay.


Visitors are permitted at the management's discretion. The registered guest is responsible for the behaviour of all persons/visitors whilst on the property. No visitors are allowed to remain on the property after 10pm.


Any damage to the room or property may be charged to the guests registered credit card, plus a charge for any resultant loss of income if applicable.


Guests or visitors under the age of 18 must be accompanied by a guest of 18 years or over. Failure to comply may result in termination of the accommodation reserved.


We operate a strictly non-smoking premises. If you do smoke, then you will be charged appropriate cleaning and loss of income charges at a minimum of $250.00

We use Seekom’s iBex platform in order to manage reservations and your personal data in a secure way. Seekom is a technology service to help us manage our business and is committed to improving the user experience for our customers (yes that’s you!). iBex stores your personal data which may include name, email address, home address, phone number and reservation details. Additionally, iBex utilises Hotjar in order to better understand our online users’ needs and to optimize this service and experience. Hotjar uses cookies and other technologies to collect data on our online visitors behavior. This may include device type, screen size IP address (captured and stored only in anonymized form), browser information, geographic location (country only), preferred language used to display our website). Hotjar stores this information in a pseudonymized user profile. Neither Seekom, Hotjar nor we will ever use this information to identify individual users or to match it with further data on an individual user.
